A new luxury housing development in Prospect Lefferts Gardens is open for applications until December. The 170 unit-building on Clarkson Avenue between Nostrand and New York avenues, or The Clark — is a completed project for middle income residents. The developers behind the project — Hudson Companies, are also the creators behind The Parkline — another mixed income building in the neighborhood. And the company wants to continue providing city residents with the opportunity to find luxury apartments at cost-effective rates, because the demand is at an all time high citywide, but mostly locally, said a principal with the company.

“This is the second building we’ve completed in the area and we’re working on another phase on Clarkson Avenue, because we know this will be interesting to applicants with mixed income, and because the most common zip code for applicants are usually those who are from the zip code,” said Alison Novak.

Despite the rapidly changing area appealing more and more to newcomers, and the overall rising rents across the city, Novak states that locals make up the overwhelming number of people they encourage to apply, and evidently they do, she said.

She adds that a large number of approved applicants are typically from the area, and says many potential candidates are from neighboring areas — specifically Flatbush.

The pet-friendly building offers studio, one, two, and three-bedroom apartments. Several of its many amenities include a lounge area, a gym, yoga room, parking, personal wash and dry, a rooftop equipped with grills and seating, and a ground floor for commercial space. There will also be a doorkeeper managing the door and incoming packages for residents throughout the day, according to Novak.

Rent costs are priced at 130 percent of the area median income — which is based on household size and income. Applicants must make an annual income between $55,000 and $168,000 to be considered. Of the 170 apartments, 51 are in the lottery and reserved for households of mixed income. They include 18 studios, 17 one bedroom units, 14 two bedroom apartments, and two three bedroom residences with monthly rent prices between $1,525 and $2,635.

The building not only offers a bevy of luxury services in a very commercial and convenient area but residents will not have to worry about rising rents as the lottery residences will be open to rent stabilization, said Novak.

“It’s a pretty great deal in a city where rents are very high, and the rents are locked in,” she said.

Potential applicants can apply to the lottery three ways — via the city’s Housing Connect website, through The Clark’s website and mailing it in, or by application request, said Novak.

Novaks added that Prospect Lefferts Gardens is a working-class area with lots of great appeal, but it is also a great community to live in, and one of its perks is being so close to two of the borough’s biggest medical centers — Downstate and Kings County. And she said health care professionals who work in the area are also encouraged to apply.

“I think Prospect Lefferts Gardens is a really incredible neighborhood and when we’re looking for sites for housing — we look for neighborhoods that have good bones, close to transit, close to a park, and have very active commercial services,” she said. “You can go to the dry cleaners or get something to eat, and the site is down the street from one of the largest employers in Brooklyn, and I know lots of nurses, doctors, and orderlies who work there and this could be a short commute to work for them.”

The lottery is currently open until mid-December, and applicants can know if they have been selected by January 2019.
